A damp patch on the floor, a musty smell, and a bill that went up. Those three things send more homeowners looking for a slab leak plumber than anything else, and a good share of them don’t have a slab leak.
The symptoms overlap almost perfectly. A failed toilet seal, a shower pan that stopped being watertight, a blocked air conditioning drain and a pinhole in a copper line under your foundation can all show up as the same wet spot on the same tile. The fixes range from about forty dollars to about fifteen thousand. That’s a wide enough spread to be worth an afternoon of ruling things out before anyone brings equipment to your house.

The short version
Close the main shutoff and watch the meter. If it stops, the problem is on the pressurized supply side, which includes slab leaks. If it never moved in the first place, a slab leak on the supply side is off the table and you’re looking at a drain, a fixture seal, or the air conditioning. That one test eliminates the most expensive branch in about an hour.
Start With the Test That Splits the Problem in Half
Before you look at a single wet spot, find out which half of your plumbing the water is coming from. Supply lines are under constant pressure. Drains, waste lines and condensate lines are not. That distinction decides almost everything that follows, and your water meter reports on it for free.
Shut off every fixture and appliance that uses water, then read the meter. EPA guidance is to check it before and after a two-hour period with no use, and to treat any movement as a probable leak. Then close the main shutoff valve where the line enters the house and read it again.
Three outcomes, and each one sends you somewhere different:
- Meter moves with fixtures off, stops when the main is closed. The leak is on your pressurized supply, downstream of the valve. A slab leak is now genuinely on the table, along with a fixture supply line or a toilet fill valve.
- Meter keeps moving with the main closed. The leak is between the meter and the house, out in the yard. That’s a service line problem, not a slab problem.
- Meter never moves at all. Nothing pressurized is leaking. Whatever is wetting your floor is a drain, a seal, a shower pan, or the air conditioning. You can stop worrying about your copper and start looking at the list further down this page.
That third outcome is the one worth celebrating, and it’s the one most people never test for because they’ve already decided what the problem is.
The Warm Spot Rule Everyone Gets Backwards
Search this topic and every result tells you the same thing: a warm patch on the floor means a slab leak. That’s true, and it’s useful. The problem is what people do with it next.
Homeowners read that, walk the house barefoot, feel nothing unusual, and conclude they don’t have a slab leak. The logic doesn’t hold. A warm floor is evidence of a slab leak. A floor that isn’t warm is evidence of nothing at all.
Here’s why. The warm spot exists because hot water is heating the concrete above the failed pipe. Under a slab foundation you have both hot and cold supply lines running to the same fixtures, so roughly half of what’s down there carries cold water. A pinhole on the cold side heats nothing. It produces no thermal signal of any kind, at any stage, no matter how long it runs. You could stand directly on it and feel a normal floor.
The practical consequence is that cold-side leaks announce themselves later and by different means. They show up as a bill that crept up, as flooring that started cupping, as a musty closet, or as the meter test above. By the time a cold-side leak produces visible damage, it has usually been running considerably longer than a hot-side leak would have.
So use the warm spot as a shortcut, not as a filter. If you find one, you’ve probably found your answer and you can skip most of this page. If you don’t find one, you’ve learned nothing and you still have to work through the list.

Seven Things That Look Like a Slab Leak and Aren’t
Each of these produces a wet floor, a musty smell, or both. Each has a test you can run yourself, and each costs a fraction of what a slab repair costs.
1. A failed toilet seal or flange
This is the impostor we see most. Water appears at the base of the toilet or seeps under the adjacent flooring, and because it’s arriving at floor level people assume it’s coming up from below. Two quick tells. Grip the bowl and try to rock it: any movement means the flange connection has failed and the wax seal with it. Then dry the floor completely, flush, and watch. Water that appears only after a flush is a seal, not a slab. Water that’s there constantly and refills after you dry it is something under pressure. 2. A shower pan or grout failure
A tiled shower on a slab has a waterproof liner underneath it that is supposed to catch anything that gets through the grout. When that liner fails, water escapes at floor level into the adjacent room, which looks exactly like a slab leak in the same bathroom. California’s plumbing code tests these the same way you can: fill the pan. Under CPC 411.8.1 shower receptors are tested for watertightness by plugging the drain and filling with water to the level of the rough threshold. Local building departments generally want two inches of standing water held for 24 hours. Plug the drain with an inflatable test plug or a well-seated rubber stopper, fill the pan, mark the water line with tape, and leave it. A dropping line with no visible drip means the liner is gone.
3. The water heater, its pan, or its relief line
Garage water heaters in South County sit on a platform, usually with a drain pan under them and a temperature and pressure relief line running to the outside. Any of the three can wet a slab. A tank weeping at the bottom seam leaves rust-stained water. An overflowing pan means the pan drain is blocked. A T&P line that periodically dumps water outside means the valve is relieving, which points at thermal expansion or excessive pressure rather than at your foundation. 4. A blocked air conditioning condensate drain
This one has a built-in alarm that almost nobody recognizes. An air handler running on a summer afternoon pulls several gallons of water a day out of the air, and that water has to drain somewhere. When the primary drain clogs, which it does, the water goes to the secondary.
California requires that protection. Under CMC 310.2, cooling coils in an attic or anywhere overflow could cause damage need overflow protection, and where a secondary pan and drain line is used, that discharge pipe has to terminate somewhere readily observed, typically over a window. That is a deliberate tell-tale. If you have ever noticed a small pipe dripping over a window on the outside of your house on a hot day and wondered about it, that is your air conditioner telling you its primary drain is blocked. Ignore it long enough and the pan overflows into the ceiling or down a wall.
Simple test: shut the air conditioning off entirely for 24 hours during warm weather and see whether the wetness stops. Slab leaks don’t care what your thermostat is doing.
5. An appliance supply line
The quarter-inch line feeding a refrigerator ice maker, the braided connector behind a dishwasher, the angle stop under a sink. These are the cheapest components in your plumbing system and they sit behind or beneath heavy appliances where nobody looks. A slow weep at a refrigerator connection will run down the back of a cabinet and across a floor for months. Pull the appliance out and look. It takes ten minutes and it is free.

6. Irrigation and exterior drainage
Wetness along an exterior wall, particularly at the bottom of drywall in a room on the perimeter, is often coming from outside. Sprinkler heads that spray the stucco, a planter bed graded toward the house, a downspout discharging next to the foundation, or a drip line that broke below the mulch. The test is the same as the air conditioning test: shut the irrigation off at the valve for several days and watch. If the wall dries out, your plumbing was never involved.
7. A drain or waste line, not a supply line
Drain lines under a slab do fail, and when they do the meter test tells you nothing because they aren’t pressurized. The distinguishing signature is that a drain leak is intermittent and tied to use: it worsens after laundry, after a long shower, after the dishwasher runs. It also tends to smell, because what’s leaking isn’t clean water. If the wetness is paired with an odour, look at what a persistent drain smell usually indicates before you look at your supply piping.
Run the Rule-Outs in the Right Order
Order matters, because each test either eliminates a whole branch or costs you nothing to skip. Cheapest and fastest first.
- Meter test, both ways. One hour. Free. Splits pressurized from non-pressurized and tells you whether the yard is involved.
- Walk the house barefoot at dawn. Ten minutes. Free. A warm spot is a shortcut to the answer. No warm spot means keep going.
- Pull the appliances and look behind them. Twenty minutes. Free. Catches the single cheapest failure category.
- Rock the toilets and run the dry-and-flush test. Twenty minutes. Free. Catches the most common impostor.
- Shut the air conditioning off for a day. One day. Free. Rules the condensate system in or out cleanly.
- Shut the irrigation off for several days. Several days. Free. Rules out the most common exterior source.
- Flood-test the shower pan. One day, plus the cost of a test plug. The last cheap test before you start paying people.
- Call for electronic leak detection. Now you’re paying, and you’re paying for the right thing, because you’ve eliminated the alternatives.
Most of that list costs nothing but attention. A homeowner who works through it arrives at the phone call already knowing what the problem probably is, which changes the conversation entirely. If it comes to detection, our page on slab leak repair covers what happens next.
What the Wet Spot Can and Cannot Tell You
One more correction, and it’s the reason so many people open the wrong wall.
Water escaping under a slab does not rise straight up through the concrete. Concrete isn’t that permeable. The water saturates the fill beneath the slab, spreads along the path of least resistance, and eventually finds a way up: a control joint, a crack, a plumbing penetration, or the gap where the slab meets the bottom plate of a wall. Then it travels on top of the slab, underneath your flooring, until it reaches something absorbent.
So the visible wet patch marks where your flooring gave up first, not where the pipe failed. The two can be in different rooms.
This is why cutting tile or drywall to chase a stain is usually wasted money and wasted patching. Electronic detection exists precisely because the surface evidence is unreliable. It’s also why a musty smell in a closet on the far side of the house can be a legitimate clue rather than a coincidence.
The same principle explains a symptom people misread in the other direction. A slab leak large enough to affect water pressure at your fixtures is a substantial leak, so weak pressure is a late sign rather than an early one. Meanwhile pressure that runs too high is a common cause of the pinhole in the first place, which is worth a gauge and five minutes at a hose bib.
If It Turns Out to Be Nothing
Sometimes the honest answer is a forty-dollar part. A wax ring, an angle stop, a condensate line cleared with a shop vacuum. We would rather tell you that and leave than sell you a repipe you don’t need, partly because it’s the right call and partly because this is a referral business in a small stretch of coastline and reputations here travel fast. If you’ve worked through the list above and you’re still unsure, describe what you found when you call. Half the diagnosis is already done.
If It Is a Slab Leak, the Next Question Isn’t How to Patch It
Confirming a slab leak settles less than people expect. The pipe can be repaired, re-routed, or replaced wholesale, and the right answer depends on what the leak says about everything else down there.
A single failure on a young system, caused by mechanical damage or a bad fitting, is a repair. A pinhole in decades-old copper is different, because corrosion isn’t a local event. Every foot of that pipe went in the same week, carries the same water, and sits at the same pressure. The first pinhole is a status report on the whole system, which is what makes the underlying causes of slab leaks in California homes more important than the location of this particular one.
Signals that push toward replacement rather than repair: a second or third leak, visible rust or discoloration at the faucets, a history of high static pressure, or a repair that’s going to open floors and walls anyway. Worth being clear about one distinction: a re-route is not a repipe. Re-routing abandons the failed line and runs replacement pipe through walls or the attic to bypass it. It fixes that run and does nothing for the rest of the piping under the same slab. We experienced a leak and after our local plumber came to see the issue we determined there were too many additional issues with our 26 year old copper pipes and that we should replace with PEX, he also recommended Integrity Repipe and I’m sure glad he did. Frequently Asked Questions
Can I have a slab leak with no warm spot on the floor?
Yes, and it’s common. A warm spot only appears when the failed pipe is carrying hot water. Roughly half the supply piping under a slab is cold, and a cold-side pinhole produces no thermal signal whatever. The absence of a warm floor tells you nothing about whether you have a slab leak. It only tells you that if you do, it probably isn’t on the hot side. Cold-side leaks generally announce themselves through the water meter, a creeping bill, or damage that appears without warning.
My meter didn’t move at all. Does that rule out a slab leak?
It rules out a slab leak on the pressurized supply lines, which is the type most people mean and the expensive type. It does not rule out a failed drain or waste line under the slab, because those aren’t under pressure and never register at the meter. A drain leak has a different signature: it’s intermittent, it tracks with water use, and it usually smells. If your meter is still but your floor keeps getting wet after laundry or long showers, that’s where to look next.
How can I tell a shower pan leak from a slab leak in the same bathroom?
Flood-test the pan. Plug the shower drain, fill the base with a couple of inches of water, mark the level with tape and leave it for a day without using the shower. This is essentially the test California’s plumbing code requires at installation under CPC 411.8.1. If the level drops and the floor outside stays wet, the liner has failed. If the level holds and the floor is still getting wet, the water is coming from somewhere else. Run this before you pay for detection, because it separates a tile job from a foundation job.
What is the small pipe dripping over my window outside?
Almost certainly the secondary condensate drain from your air conditioning. Under CMC 310.2, air handlers in attics or over spaces where overflow could cause damage require overflow protection, and where a secondary pan and drain is used the discharge has to terminate somewhere readily observable, which in practice means over a window. It’s designed to be seen. Water coming out of it means the primary condensate drain is blocked and the system is using its backup. Get the primary cleared before the pan overflows into a ceiling.
Could my musty smell be a slab leak even though the floor looks dry?
Yes. Moisture wicks into the bottom edge of drywall and into the pad under carpet long before anything shows on the surface, and mold grows in the dark before it grows anywhere you can see. A room that smells like a wet basement while every other room smells normal is worth investigating, particularly if it’s a closet or a spare room that stays closed. Smell is often the earliest available signal, which is exactly why it gets dismissed as nothing.
How much does it cost to find out for certain?
Electronic leak detection is billed separately from any repair, because locating and fixing are two different jobs. Many contractors credit the detection fee toward the repair if you proceed with them, so ask when you book. What we won’t do is quote you a repair number over the phone before anyone has located anything, because that figure would be invented. Working through the free rule-outs on this page first means that when you do pay for detection, you’re paying to find one thing rather than to survey everything.
Will homeowners insurance cover this?
It depends heavily on your policy and on which of these problems you turn out to have. Many California policies cover sudden accidental water damage to the structure and the cost of accessing the pipe, while excluding the failed pipe itself and excluding anything the insurer classifies as gradual seepage or long-term maintenance. Some exclude slab leaks by name. Read your declarations page and speak to your carrier before repairs begin rather than afterwards, and photograph everything. We aren’t adjusters, and none of this is advice about your specific policy.
Is a rocking toilet really a plumbing problem or just loose bolts?
Sometimes just loose bolts, but treat movement as a warning either way. A toilet that rocks has broken the seal between the horn and the wax ring, so waste water escapes at floor level on every flush. Left alone it rots the subfloor or, on a slab, wicks into surrounding flooring and produces exactly the damp-and-musty picture people mistake for a slab leak. Tightening the bolts on a toilet that has already been rocking doesn’t restore the seal. The wax needs replacing, and if the flange has broken, that needs repairing first.
Should I just cut the floor open where it’s wet?
No, and this is the most expensive mistake on the list. Water escaping under a slab spreads through the fill and travels along the top of the concrete beneath your flooring before it surfaces. The wet patch marks where your flooring failed first, not where the pipe failed. Opening tile or drywall at the stain frequently lands you nowhere near the leak, and you’ve paid for demolition and patching for no information. Electronic detection exists because surface evidence is unreliable.
How long can one of these run before it causes real damage?
Weeks for the cheap failures, months to years for a slow slab leak. A wax ring or an appliance connector tends to reveal itself relatively quickly because the water has nowhere to hide. A cold-side slab leak losing modest volume can run for a very long time, saturating the fill, moving soil and producing settlement that shows up as cracked tile, drywall cracks over door frames and doors that stop closing square. At that stage the plumbing repair is the smaller half of the bill.
I’m in Ladera Ranch and my neighbor had a slab leak. Does that mean anything for my house?
It’s worth paying attention to. Homes in the same tract were generally built in the same period, by the same builder, with the same piping material and installation methods, and they’re served by the same water at the same pressure. That’s a lot of shared conditions. It isn’t a diagnosis, and plenty of houses on a street where one home failed never have a problem. But if a neighbor’s copper has started failing, running the free rule-outs on this page and putting a pressure gauge on your hose bib is a reasonable afternoon’s work.
Do you charge to tell me it isn’t a slab leak?
Ask when you call, and ask any contractor you’re considering the same question, because the answer varies and it’s a fair thing to know in advance. What matters more is whether the company has any interest in reaching that conclusion. A firm that only sells repipes has an awkward incentive when the honest answer is a forty-dollar part. Work down the rule-out list first. It costs you an afternoon and a couple of days of waiting, and it either saves you a service call or tells you exactly what to say when you make one.
